The year also saw progress at the Assocation's Dalziel Street, Motherwell project since adequate funding was obtained from Scottish Enterprise Lanarkshire, North Lanarkshire Council and Communities Scotland to carry out the demolition of the fire-ravaged building that had previously occupied the site in this condition for nearly a decade. The Association's design team, led by Collective Architecture, endeavoured to produce an affordable project within this complex gap site. Innovative proposals were required to have any prospect of meeting the parking and amenity space standards and the resulting designs incorporate basement parking, a rear amenity platform and a terrace roof garden to address the necessary statutory requirements. To date it has not yet been possible to bring the project to affordable levels, given the difficult site development constraints and the recent changes to the funding climate. However, in partnership with the Scottish Government, the Association will continue to seek a way forward for this priority town centre site. |

The year also saw the purchase of another town centre site, this time at Hamilton Road, Bellshill and the site will form part of the Association's future pipeline programme as a negotiated design and build project. |

Significant strides were also attained in the seven million pound Liberty Road Bellshill, project. Rising to the challenge of the government's current philosophies, this is an innovative venture in-keeping with the current 'Lead-Developer' strategy. The Association will act as Lead Developer, producing 28 mainstream housing units for itself, but also providing a 20 unit very sheltered housing development for Trust Housing Association, a specialist organisation experienced in this type of provision. This is an excellent opportunity for the Association to show how innovative partnership working accompanied with extensive development experience, together can yield positive outcomes and real efficiencies. |
